Home Renovation in Vancouver
Jordan Lane General Contracting renovates condos, lofts and houses across Vancouver from our North Shore office. Our Vancouver projects include a loft in Gastown, a penthouse in Yaletown finished in Italian marble, and a custom house in Dunbar, and we work from the downtown peninsula out to the west side and east Vancouver.
City work is different from the North Shore: strata councils, heritage buildings, parking and loading, and the Vancouver Building By-law all shape the job. We plan for them from the first visit so the project runs as smoothly as a house with a driveway would.
Gastown, Yaletown and Dunbar
Gastown Loft Living is a renovation inside an older building on East Cordova. We kept the loft character and rebuilt everything else: custom kitchen cabinetry with a subway tile backsplash and quartz counters, a peninsula over polished concrete floors, custom stair treads, built in under stair cabinets that hide the laundry, bookcases for an office nook, and two bathrooms with custom tile and black fixtures.
Penthouse Dreams is a Yaletown penthouse on Marinaside Crescent with a custom kitchen and bar, floor to ceiling Italian marble in the bathroom, a freestanding tub and a rooftop patio. Dunbar Special is a west side house with a cedar and stone entrance, a clear cedar ceiling inside and a kitchen with a live edge bar. What We Renovate in Vancouver
In Vancouver the mix leans toward condos and lofts, where the whole unit is rebuilt in one go, and toward older houses on the west side and in east Vancouver where the owners want a character house to work like a new one inside.
We also build custom homes in the city, as Dunbar Special shows, and we take on commercial fit outs. For residential renovations, these are the three services most Vancouver clients call about.
Full Home Renovations
Complete rebuilds of condos, lofts and houses: kitchen, bathrooms, flooring, millwork, lighting and the plumbing and electrical behind the walls, with the structural and heritage questions sorted up front. Gastown Loft Living is the reference project.
Full Home RenovationsKitchens
Condo kitchens that make a small footprint work hard, with peninsulas, full height storage and integrated appliances, and house kitchens with islands, custom cabinetry and stone or quartz counters.
Kitchen renovationsBathrooms
Marble and large format tile, freestanding tubs, curbless showers and black or brass fixtures, with waterproofing built to the standard a condo below you expects.
Bathroom renovationsRenovating Inside the City
Vancouver condo and loft renovations run on the building's terms. The strata has to approve the scope, the contractor's insurance and the work hours, the elevator has to be booked and padded for every delivery, and there is rarely a place to park a truck. Heritage buildings in Gastown and Yaletown add their own layer: protected exterior elements, floors that are not level, and services that are old. We read the strata bylaws and the heritage designation before we price the job.
Houses on the west side and in east Vancouver are often 1910s to 1940s character homes with knob and tube wiring, cast iron drains and no insulation, so a renovation usually includes bringing those up to date. Permits are issued by the City of Vancouver under its own Vancouver Building By-law, which differs from the BC Building Code in places, and the City's review times are longer than on the North Shore. We build that into the schedule from the start.
How a Vancouver Project Runs
Condo or house, the order is the same. In the city, the approvals stage is longer and we start it first.
Site visit
We meet at the unit or the house, look at the building's rules and the condition of the services, and talk through what you want.
Scope and quote
A written scope with line items and finish allowances, plus the strata or heritage requirements that affect it.
Approvals and selections
Strata approval, the City of Vancouver permit, engineering where needed, and cabinetry, tile and fixtures ordered before demolition.
Construction
Demolition, rough ins and inspections, then drywall, flooring, millwork, tile and the finishing trades, scheduled around the building's hours.
Walkthrough
Deficiency list, the fixes, and handover of manuals and warranty paperwork.
What a Vancouver Renovation Costs
Vancouver quotes come from a site visit and a written scope. In a condo, the logistics are a real line item: elevator bookings, protection of common areas, carrying materials up and debris down, and shorter working days under strata rules. In a character house, the age of the wiring and plumbing is often the biggest unknown until the walls are open.
Your quote is itemised with allowances for the finishes, and changes are priced before they are made. The items below are the ones that most often set the budget in the city.
- Strata rules, elevator access and working hours
- Heritage building constraints
- Wiring, plumbing and insulation upgrades in older houses
- Kitchen cabinetry and counter selections
- Stone, marble and tile choices in bathrooms
- City of Vancouver permit scope and review time
Vancouver Renovation Questions
Questions Vancouver owners ask us before a project starts.
Do you renovate condos and lofts in downtown Vancouver?
Yes. Gastown Loft Living and Penthouse Dreams in Yaletown are both downtown projects. We handle the strata approvals, insurance paperwork, elevator bookings and work hour rules that come with a building.
Can you renovate a loft in an older Gastown building?
Yes. Gastown Loft Living is on East Cordova in one of the area's older buildings. The kitchen, bathrooms, stairs and millwork were rebuilt around the existing structure, with the City's requirements for the building followed.
Which parts of Vancouver do you cover?
The whole city: downtown, Yaletown, Gastown, the west side including Dunbar and Point Grey, and east Vancouver. We are based in North Vancouver, a short drive over either bridge.
Is a permit needed for a condo renovation in Vancouver?
Usually yes, once plumbing, electrical or walls are involved. The City of Vancouver issues the permit under its own building by-law, and the strata gives its own approval on top. We arrange both.
