Garage Construction in North Vancouver

Garages

Garage construction and garage renovation in North Vancouver, West Vancouver and Vancouver, from a new detached garage to finishing the one you already have, built by Jordan Lane General Contracting.

What We Do

What Our Garage Work Covers

We build new attached and detached garages, rebuild old single car garages that have reached the end of their life, and renovate existing garages so they are bright, dry and organized. A garage job can be as simple as new drywall, lighting and a better door, or as involved as a new foundation, framing, roof and electrical service.

Jordan Lane is the general contractor for the whole job. We handle the drawings, the permit, the concrete, framing, roofing, electrical and finishing, and you deal with one team from the first site visit to the final walkthrough. When the garage is part of a larger renovation, it runs on the same schedule as the rest of the house.

Our Process

How a Garage Project Runs

A new garage is a small building with its own foundation, structure and roof, so it follows the same order as any build. Decisions on size and placement are made before the permit goes in.

Step 01

Site visit

We look at the lot, the access, the existing structure if there is one, and how you want to use the space: parking, storage, a workshop or all three.

Step 02

Scope and quote

You get a written scope with line items for the foundation, structure, door, electrical and finishes, so you can see where the money goes.

Step 03

Drawings and permit

Drawings and engineering where needed, then the building permit with your municipality. Setbacks, height and lot coverage rules are checked at this stage.

Step 04

Construction

Demolition of the old structure if needed, then excavation, concrete, framing, roofing, the garage door, electrical rough in and inspections.

Step 05

Finishing and walkthrough

Insulation, drywall, lighting, flooring and storage, then a final walkthrough with a deficiency list before handover.

Your Options

Choices That Shape the Garage

Most of the budget and most of the day to day use come down to a few decisions. Each one has a trade off, and we talk them through on the first visit.

Attached or detached

An attached garage shares a wall with the house, so you walk straight inside on a rainy day, but it needs fire separation and ties into the house structure. A detached garage keeps noise and fumes away from the house and gives more freedom on placement, but it needs its own foundation and roof.

Single or double

A single garage fits narrow North Shore and Vancouver lots. A double garage gives room for two cars or one car plus storage and a workbench, and it needs more lot coverage, a wider door and a longer span overhead.

New build or renovation

If the existing garage has a sound slab and framing, renovating it keeps the cost down. If the slab is cracked, the framing is rotten or the size is wrong, a new build is often the better use of the budget.

Insulated or unheated

An unheated garage is fine for parking. Insulating the walls, ceiling and door makes it usable as a workshop or gym year round and keeps the space dry, at extra cost for materials and drywall.

Flooring

Sealed concrete is the simplest finish. Interlocking floor tiles, like the Folkestone Way garage, cover stains and cracks, drain water and can be replaced a piece at a time. Coatings give a seamless look but need careful slab preparation.

Storage and power

Wall cabinets, overhead racks and a workbench keep the floor clear. Plan the electrical early: an EV charger, extra circuits for tools and good lighting are far easier to add before the drywall goes up.

Cost

What Drives the Cost of a Garage

We do not publish a price per square foot for garages, because the site and the scope move the number more than the size does. After a site visit you get a quote with the foundation, structure, door, electrical and finishing shown as separate lines, so you can adjust the scope before work starts.

These are the factors that move a garage quote the most.

  • New build or renovation of an existing garage
  • Size, and single or double door
  • Foundation and slab, including excavation on sloped lots
  • Demolition and removal of an old structure
  • Insulation, drywall and heating
  • Electrical service, EV charger and lighting
  • Garage door, opener and windows
  • Permits, drawings and engineering

Service Area

Garages Across the North Shore and Vancouver

Our office is at 553 7th Street East in North Vancouver, and most of our garage work is within a short drive of it.

West Vancouver

Garage Construction in West Vancouver

The Folkestone Way garage is a West Vancouver project, finished as part of the full home renovation. West Vancouver lots are often steep with tight access, so excavation, retaining and deliveries are planned before the first truck arrives.

North Vancouver

Garage Construction in North Vancouver

North Vancouver is home. Many City and District lots have an older single garage at the back that is too small for a modern car. We look at whether it can be repaired or whether a new garage makes more sense, and handle the permit with the right municipality.

Vancouver

Garage Construction in Vancouver

Vancouver lots are narrow, and the garage usually sits at the rear of the lot off the lane. We work within the City of Vancouver setback and lot coverage rules, and we can rebuild an old garage or build a new one as part of a larger renovation.

FAQ

Garage Questions

The questions people ask most before they call. If yours is not here, call the office.

How much does it cost to build a garage in Vancouver?

We do not quote a typical number without seeing the site. The foundation, the access, the size and how far you want to finish the inside all move the price. After a site visit you get a line item quote and can trim the scope before work starts.

Do I need a permit to build a garage?

Yes. A new garage, attached or detached, needs a building permit from your municipality, whether that is the City or District of North Vancouver, West Vancouver or Vancouver. Electrical work needs its own permit. We take out the permits and book the inspections as part of the job.

Is it better to build an attached or a detached garage?

It depends on the lot and how you use the garage. Attached is more convenient day to day. Detached keeps noise and fumes away from the house and is often the only option on a narrow lot. We look at both on the site visit.

Can you renovate my existing garage instead of replacing it?

Often, yes. If the slab and framing are sound, we can insulate, drywall, add lighting and power, replace the door and finish the floor. If the structure is failing, we will tell you and price a rebuild as well.

Can you add an EV charger to a garage?

Yes. We plan the circuit with the rest of the electrical so the charger is in the right spot, and we check that the house electrical service can carry the extra load.

How long does it take to build a garage?

It depends on the size, the permit timeline in your municipality and the lead time on the garage door. We give you a schedule with the quote and update it once the permit is issued.
