Home Renovation in North Vancouver

North Vancouver is home for Jordan Lane General Contracting. Our office is at 553 7th Street East, and more of our renovations are within a few minutes of it than anywhere else: Keith Road, West 2nd Street, the North Shore Living house, a Lower Lonsdale condo and the rental suites in between.

We renovate whole houses, kitchens and bathrooms for owners in both the City and the District of North Vancouver, from Lower Lonsdale and Central Lonsdale to Lynn Valley, Deep Cove and Edgemont. Chad Walmsley founded the company here, and the crew works on North Shore houses every week.

Our Work in North Vancouver

Three North Vancouver Houses and a Condo

Keith Road is a kitchen led renovation: a large island with quartz counters, a sink wall with the window kept where it was, and a bathroom with a new vanity finished in the same project. West 2nd Street was a top to bottom renovation of a home in Lower Lonsdale, with a fireplace feature wall and built in cabinetry in the living room, a kitchen with dark cabinetry and an island, a new staircase, two bathrooms, bedrooms, an office and a walk in closet.

The North Shore Living house got an open kitchen with shaker cabinets, quartz counters and a glass painted backsplash, a living room with a marble ledge stone fireplace, and a refinished hardwood floor through the main level. In Lower Lonsdale we rebuilt a condo kitchen and laid engineered hardwood with custom lighting in the bedroom. Click a photo to see it large, or see every North Vancouver project in the gallery.

What We Renovate in North Vancouver

The North Vancouver work splits three ways: whole houses, where the owners bought an older place on a good street and want it rebuilt inside; kitchens and bathrooms done one at a time; and condo and suite renovations, where the job has to fit strata rules and a tight floor plan.

Being local matters for the small things. A missing part is a ten minute drive away, a site check happens the same afternoon, and the trades we use are North Shore companies we have worked with for years.

Full Home Renovations

Interior rebuilds of 1940s to 1970s houses: new kitchen and bathrooms, flooring, stairs, built ins, lighting and the electrical and plumbing upgrades behind the walls. West 2nd Street and North Shore Living are both examples.

Islands with seating, shaker or flat panel cabinetry, quartz counters and new lighting. Compact condo kitchens in Lower Lonsdale and durable rental suite kitchens as well as family kitchens like Keith Road.

Bathrooms

Main bathrooms, ensuites and powder rooms with new tile, vanities, glass showers and proper waterproofing, usually scheduled alongside the kitchen so the trades come once.

Renovating in the City and the District

North Vancouver is two municipalities with two permit offices. The City covers Lower and Central Lonsdale and the blocks around our office; the District covers Lynn Valley, Deep Cove, Edgemont and most of the rest. Their suite rules, setback rules and permit timelines differ, so the first thing we confirm on a project is which side of the line the house sits on.

The housing stock is mostly post war: 1940s and 1950s bungalows near the waterfront, 1960s and 1970s split levels and basement entry houses up the hill, and newer condos along Lonsdale. Older houses often have undersized electrical panels, galvanized or poly b plumbing and little insulation, and a renovation is the moment to fix those. Basement suites are common and are a frequent part of our scope, as the Rental Suite Upgrade project shows. Condo work brings strata approvals, work hour limits and elevator bookings, which we handle before the start date.

Our Process

How a North Vancouver Project Runs

The same order on every job, whether it is a Lonsdale condo or a Lynn Valley house: decide, permit, build, check.

Step 01

Site visit

We come from the office, walk the house with you and talk through scope, budget range and timing.

Step 02

Scope and quote

A written scope with line items and finish allowances. For condos we also read the strata bylaws and renovation rules.

Step 03

Permit and selections

City or District permit, engineering where structure changes, and cabinetry, tile and fixtures ordered before demolition.

Step 04

Construction

Demolition, rough in plumbing and electrical, inspections, drywall, flooring, millwork and finishing, trade by trade.

Step 05

Walkthrough

Deficiency list, fixes, and handover of manuals and warranty paperwork.

Cost

What a North Vancouver Renovation Costs

Every North Vancouver quote starts with a site visit, because the age and condition of the house matter more than its size. A 1950s bungalow that needs a new panel, new plumbing and insulation costs more to renovate than a 1990s house with the same floor area, even if the finishes are identical.

You get an itemised quote with allowances for the finishes, and any change during the job is priced before it is done. Below are the items that most often decide the budget on the North Shore.

  • Electrical panel, wiring and plumbing upgrades in older houses
  • Whether a basement suite is part of the scope
  • Opening walls between kitchen, dining and living
  • Cabinetry, counter and tile selections
  • Strata requirements and access for condo work
  • Number of bathrooms and whether fixtures move
FAQ

North Vancouver Renovation Questions

Questions we are asked by North Vancouver owners before a project starts.

Where is Jordan Lane Contracting located?

Our office is at 553 7th Street East in North Vancouver, BC V7L 1S2, a few blocks from Lonsdale. Most of our projects are within a short drive of it.

Do you renovate condos in Lower Lonsdale?

Yes. We have rebuilt a Lower Lonsdale condo kitchen and bedroom and we handle the strata side: approvals, insurance certificates, work hours and elevator bookings.

Can you add or update a basement suite as part of the renovation?

Yes. Suites are a regular part of our North Vancouver scope. The City and the District each have their own suite requirements, and we build to whichever applies to your house.

Do you handle the building permit?

Yes. We prepare and submit the permit application to the City or the District of North Vancouver, arrange engineering where walls are opened, and book the inspections through the job.
