Home Renovation in Burnaby

Jordan Lane General Contracting renovates homes in Burnaby, a short drive from our North Vancouver office over the Ironworkers Memorial Bridge. We handle whole home renovations, kitchens, bathrooms and secondary suites, in detached houses from Burnaby Heights to Edmonds and in condos around Metrotown and Brentwood.

Burnaby housing covers a wide range: post war bungalows, 1960s and 1970s two storey houses with a basement level, newer infill homes and a large stock of high rise strata units. Each of those needs a different plan, and we scope the job around the building you actually have. We are a licensed, insured general contractor and HAVAN Award winners.

Representative Work

Suite and Kitchen Work That Fits Burnaby Houses

Many Burnaby houses have a lower level that is, or could be, a rental suite. Our Rental Suite Upgrade project is a good picture of that kind of job. The owner wanted more rent and more value from a tired suite, so we replaced the kitchen, rebuilt the bathroom, put in new flooring, doors and baseboards, refaced the fireplace and added pot lights through the whole space.

The photos below are from that project. We show them as an example of the scope, not as a Burnaby job, because the scope is typical of what Burnaby owners ask us for: a suite that rents well, a kitchen that works for a family, and a bathroom that will hold up to daily use. Services

Renovation Services for Burnaby Homes

In Burnaby we split our time between detached houses and strata units. House projects tend to be larger: a full main floor, a lower level turned into a suite, or both at once. Condo projects are tighter in scope but have more rules, because the strata, the building manager and the neighbours all have a say in how the work is done.

Either way, Jordan Lane runs the whole job as general contractor, from the first measurements to the final inspection.

What to Know Before Renovating in Burnaby

A lot of Burnaby's detached houses were built between the late 1940s and the early 1980s. Houses of that age can contain asbestos in drywall compound, textured ceilings, flooring or insulation, so WorkSafeBC requires a hazardous materials survey before demolition starts. We arrange the survey at the start of the job, so any abatement is in the schedule and the budget instead of being found halfway through.

Permits for houses go through the City of Burnaby. Adding a secondary suite, moving walls or changing plumbing usually needs one. For condos in Metrotown, Brentwood, Edmonds and other high rise areas, the strata comes first: most buildings want written approval, proof of insurance, booked elevator time and set working hours before a contractor can start. We prepare that paperwork with you so the strata approves the job the first time.

Our Process

How a Burnaby Renovation Runs

The steps are the same for a house or a condo. What changes is who has to sign off before work begins.

Step 01

First visit

We look at the space, the age of the building and how you want to use it, and note what will need a survey, a permit or a strata approval.

Step 02

Written quote

Line item pricing with allowances for finishes, so you can compare options and see where the money goes.

Step 03

Approvals

Hazardous materials survey, City of Burnaby permit, and for condos the strata form, insurance certificate and elevator booking.

Step 04

Build

Demolition, any abatement, framing, plumbing and electrical, inspections, then drywall, cabinets, tile and finishing.

Step 05

Handover

A walkthrough with a deficiency list, the corrections, then warranty papers and product manuals.

Cost

Burnaby Renovation Costs

We price every Burnaby job from a visit and a written scope. Two similar kitchens can be far apart in cost once you know whether a wall is load bearing, whether the panel can take a new induction range, or whether the condo needs work done in short, booked windows.

The quote is itemised and the finish allowances are listed, so you know what each choice costs before you make it. These are the factors that most often move the number on Burnaby projects.

  • Hazardous materials testing and any abatement in older houses
  • Strata rules, elevator bookings and limited work hours in condos
  • Adding or upgrading a secondary suite
  • Electrical panel upgrades for new appliances
  • Cabinetry, counters and tile choices
  • Moving plumbing to change a layout
FAQ

Burnaby Renovation Questions

Questions Burnaby homeowners and condo owners ask before they commit to a project.

Do you renovate condos in Metrotown and Brentwood?

Yes. We renovate kitchens and bathrooms in Burnaby high rises and low rises. We work inside the strata's rules on hours, noise, elevator use and insurance, and we help you prepare the approval request.

Can you build a legal suite in my Burnaby basement?

In many cases, yes. It depends on ceiling height, exits, fire separation and what the City of Burnaby allows for your lot. We check those during the first visit and include the permit in the scope.

Does my older Burnaby house need an asbestos test before renovating?

If the house was built before 1990, WorkSafeBC requires a hazardous materials survey before demolition or renovation work that disturbs building materials. We book it at the start so there are no surprises later.

How far ahead should I book a Burnaby renovation?

Plan a few months ahead for a whole house, since design, survey and permit work happen before construction. A kitchen or bathroom can often start sooner. We give a schedule with the quote.
