Home Renovation in Port Coquitlam

Jordan Lane General Contracting renovates homes in Port Coquitlam, from Citadel Heights and Mary Hill to Oxford Heights, Lincoln Park and the streets around the downtown core. We take on kitchens, bathrooms and whole home renovations, managed from start to finish by our own team.

Port Coquitlam has a large stock of split level and basement entry houses from the 1970s and 1980s. They are solid, roomy family homes, and with the right renovation the dated layout can be opened up into a modern main floor. We are licensed, insured, HAVAN Award winners and based in North Vancouver.

A Kitchen Renovation Like the Ones We Plan in PoCo

Our Keith Road project is a good example of the kitchen work that fits a Port Coquitlam family home. The kitchen was rebuilt around a large island with quartz counters and a new sink, the cabinetry was replaced, and the kitchen was opened to the living area so the main floor works as one space. The bathroom was redone at the same time to match.

Keith Road is in North Vancouver, not Port Coquitlam. We show it here because it is the scale and finish of kitchen and bathroom renovation that suits the split level and basement entry houses common in PoCo. The gallery has the full set of photos.

Renovations for Port Coquitlam Homes

The most common Port Coquitlam request we see is an upper floor that feels closed in: a separate kitchen, living room and dining room, each with its own doorway. Removing one or two walls changes how the whole house lives. The lower floor is often the second phase, turned into a family room, a guest space or a suite.

We handle the structure, the trades and the finishes as one general contractor, whether the job is one room or the whole house.

Upper floors opened into one living space, lower floors finished as family rooms or suites, new flooring and stairs, and lighting and trim brought up to date.

Split Levels and Basement Entry Houses

A split level or basement entry house has its own logic. The main living floor sits half a level or a full level above the entry, and the walls between kitchen, dining and living rooms often carry the roof or the floor above. Opening them up usually means a new beam, sized by an engineer, with posts carried down to proper footings below. We plan that before quoting so the price covers the structure, not only the finishes.

Houses of this age can also have aluminum or undersized wiring, galvanized or poly B plumbing, and asbestos in ceiling texture or drywall compound, which WorkSafeBC requires us to test for before demolition. Finding these early keeps them out of the change order column. Permits for structural changes, suites and plumbing go through the City of Port Coquitlam.

Our Process

How a Port Coquitlam Renovation Runs

Most PoCo projects involve some structure, so engineering and permits sit early in the plan.

Step 01

Home visit

We look at the layout, the walls you want gone, the lower floor and the condition of the wiring and plumbing.

Step 02

Scope and pricing

An itemised quote with allowances for finishes, including any beams and engineering the layout needs.

Step 03

Engineering and permit

Structural design for removed walls, a hazardous materials survey and a City of Port Coquitlam permit where required.

Step 04

Construction

Demolition, new structure, rough ins and inspections, then drywall, cabinets, tile, floors and paint.

Step 05

Wrap up

A walkthrough with you, the deficiency list completed, and warranties handed over.

Cost

Port Coquitlam Renovation Costs

The biggest swing in a Port Coquitlam budget is usually structure. Removing a bearing wall to join the kitchen and living room adds engineering, a beam and new posts, but it is often the change that matters most to the owner. After that, the age of the wiring and plumbing and the finish selections decide the number.

Every quote we give is itemised with finish allowances, and changes are priced before they are built. These are the cost drivers we see most in PoCo homes.

  • Removing bearing walls between kitchen, dining and living rooms
  • Replacing older wiring or plumbing
  • Hazardous materials testing and abatement
  • Finishing or upgrading the lower floor
  • Cabinet, counter and flooring selections
  • Bathroom layout changes
FAQ

Port Coquitlam Renovation Questions

Questions we hear from Port Coquitlam owners planning a renovation.

Can you open up the upper floor of my split level house?

In most split level and basement entry houses, yes. It usually takes an engineered beam and a building permit. We assess the walls on the first visit and include the structure in the quote.

Do you renovate basements in Port Coquitlam?

Yes. We finish lower floors as family rooms, guest spaces or suites, depending on ceiling height, exits and what the City of Port Coquitlam allows for your property.

Do you work in Citadel Heights and Mary Hill?

Yes. We renovate across Port Coquitlam, including Citadel Heights, Mary Hill, Oxford Heights, Lincoln Park and the central neighbourhoods.

What should I fix first in a 1970s PoCo house?

Start with what is behind the walls: wiring, plumbing and any hazardous materials. Once those are sorted, the kitchen and bathrooms can be finished knowing nothing underneath will need to be opened again.
