Bathrooms
Bathroom renovation in North Vancouver, West Vancouver and Vancouver, from a powder room refresh to an ensuite with a freestanding tub and walk in shower, built by Jordan Lane General Contracting.
This 2000 sqft yaletown penthouse was completely demolished down to the studs. It was fully rewired and plumbed to accommodate all the new owners’ requests and upgrades. Italian marble was imported for the floors and bathrooms with radiant heated floors. Custom Italian kitchen was installed with porcelain door faces and counters. Recessed and hidden air-conditioning ducts along with Low voltage work were done with speakers in all rooms. Custom shadow moldings and doors were installed throughout. This renovation was featured on the front page of Condo living magazine.
What a Bathroom Renovation Includes
A bathroom renovation takes in the tub or shower, the waterproofing behind it, floor and wall tile, the vanity and mirror, toilet, faucets, lighting, ventilation and the plumbing and electrical that serve them. Heated floors, glass shower enclosures and niches are added at the same stage.
We renovate primary ensuites, family bathrooms, powder rooms and the bathrooms in basement and rental suites. Each one gets the same waterproofing and tile work whether it is a marble ensuite in a penthouse or a compact second bathroom in a North Vancouver house.
How a Bathroom Comes Together
Bathrooms are small rooms with a lot of trades in them, so the order of work matters. Fixtures and tile are on site before the first day of demolition.
Site visit
We look at the existing drains, venting and electrical, measure the room and talk through tub, shower and vanity options.
Scope and fixtures list
You get a quote with a fixture list, so the tub, toilet, faucets, vanity, tile and glass are all accounted for up front.
Selections and ordering
Tile, vanity, fixtures and glass are chosen and ordered, with lead times checked before the start date is set.
Demolition and rough ins
The old bathroom comes out, plumbing and electrical are moved or replaced, and inspections are passed.
Waterproof, tile and finish
Waterproofing, tile, vanity, fixtures, glass and lighting, then a final walkthrough with you.
Choices That Shape the Bathroom
A bathroom can be set up a dozen ways in the same footprint. These are the choices that matter most.
Tub or walk in shower
A tub suits families and resale in a family bathroom. A walk in shower gives more room and easier access in an ensuite. A curbless shower looks cleanest but needs the floor built to slope toward the drain.
Freestanding or alcove tub
A freestanding soaker tub, like the ones at Folkestone Way and the Yaletown penthouse, is a feature in itself but needs floor space around it and a floor mounted filler. An alcove tub uses less room and costs less to plumb.
Tile size and layout
Large format tile means fewer grout lines but needs a flat substrate. Mosaic on the shower floor follows the slope properly. Patterns like herringbone add labour.
Stone or porcelain
Natural marble, as in the Penthouse Dreams ensuite, has depth no porcelain fully matches, but it needs sealing and care. Porcelain holds up with no maintenance.
Vanity
A custom vanity fits the wall exactly and matches the rest of the millwork. A stock vanity is quicker and cheaper and comes in standard widths.
Heated floors and glass
Radiant floor heat is a small add during a renovation and hard to add later. Frameless glass is the cleanest enclosure; framed glass costs less.
What Drives the Cost of a Bathroom
Bathrooms are priced after a site visit, with the fixtures listed line by line. Two bathrooms the same size can be far apart in cost depending on how much plumbing moves and what goes on the walls.
These are the factors that change a bathroom quote the most.
- Moving the toilet, shower or vanity drains
- The waterproofing system and shower build, especially curbless
- Tile type, size and pattern, and natural stone versus porcelain
- Freestanding tub and floor mounted filler
- Custom vanity and millwork
- Frameless glass enclosure
- Radiant heated floors and new ventilation
- Abatement of old materials in older North Shore homes

Bathroom Renovation Across the North Shore and Vancouver
Bathrooms are the most common single room job we take on, and we do them in every city we serve.
Bathroom Renovation in West Vancouver
The Folkestone Way ensuite has a soaker tub under the window and a separate walk in shower. West Vancouver ensuites tend to be larger rooms in view homes, and we plan the tub and shower around the window and the view.
Bathroom Renovation in North Vancouver
The two bathrooms at West 2nd Street, the Keith Road bathroom and vanity and the North Shore Living bathroom are all North Vancouver work. Many North Vancouver houses from the 1960s and 1970s still have their original bathrooms, so we often replace the drains and venting while the walls are open.
Bathroom Renovation in Vancouver
In Vancouver the Penthouse Dreams ensuite is floor to ceiling Italian marble with radiant heat, the Gastown loft bathroom has custom tile and black hardware, and the 419 East 18th bathroom on our homepage shows a new vanity, fixtures and tub surround side by side with the original.

Bathroom Renovation Questions
Common questions about bathroom projects. Call the office if yours is not answered here.
How much does it cost to renovate a bathroom in Vancouver?
We quote each bathroom after seeing it, with the fixtures listed line by line, rather than giving a number over the phone. The biggest swings come from moving drains, the shower build and the choice of tile and stone, and all of those are decisions you make with the quote in front of you.
Can I renovate my bathroom for $10,000?
That depends on what the bathroom needs and what you choose to keep. Swapping the vanity, toilet, faucets and lighting in the same places is a very different job from rebuilding the shower, retiling and moving plumbing. Bring the budget to the site visit and we will tell you what fits inside it.
What is a realistic budget for a bathroom renovation?
A realistic budget is one that covers the fixtures you want plus the waterproofing, tile and mechanical work behind them, with room for what we find when the old tile comes off in an older house. The quote we give you is built that way, so the number you plan around is the number you pay.
Does a bathroom renovation need a permit?
Replacing fixtures in the same spots and retiling usually does not. Moving drains, adding a shower where there was none or changing electrical does, and we handle the permit and inspections.
How long does a bathroom renovation take?
It depends on the scope and on fixture and glass lead times, which is why everything is ordered before demolition. We give you a schedule with the quote, and the glass enclosure is usually the last item to arrive.
Can we keep using the bathroom during the work?
Not the one being renovated. If it is the only bathroom in the house we plan the sequence around that and tell you up front how long you will be without it.
