Home Renovation in Richmond

Jordan Lane General Contracting renovates homes in Richmond, from Steveston and Terra Nova to Seafair, Broadmoor and the condos around City Centre. We take on kitchens, bathrooms and whole home renovations, run start to finish by our own team out of North Vancouver.

Richmond is built on the flat, low lying islands of the Fraser River delta, and that shapes how houses here are built and renovated. We plan around it from the first visit, and we finish every job to the standard that earned us a HAVAN Award. We are licensed and insured.

Representative Work

A Family Home Finished the Way Richmond Owners Want

Our Dunbar Special project is a custom home on Vancouver's west side, a short drive north of Richmond across the Fraser. The kitchen has a live edge bar, the living and dining rooms flow together under a clear cedar ceiling, and the bathroom is finished to the same standard as the rest of the house.

These photos are from that Vancouver house, not from a Richmond address. We show them here because the kitchen, bathroom and finish work are the standard we bring to every Richmond renovation, whether it is one room or a whole house. Every project we have finished is in our gallery.

Our Renovation Services in Richmond

Richmond has a lot of large two storey family houses from the 1970s to the 1990s, along with townhome complexes and a growing number of condos near the Canada Line. House owners usually want the kitchen and bathrooms redone, often together. Townhome and condo owners want the most out of a fixed floor plan inside the strata's rules.

Jordan Lane manages every part of the job, from the plan to the last coat of paint.

Local Conditions

Renovating on the Fraser Delta

Richmond sits only a little above sea level, protected by dikes, with a high water table and soft delta soils. That is why most Richmond houses have no basement and are built on a slab or a crawlspace. For an interior renovation, it means plumbing changes on a slab floor involve cutting and patching concrete, and any work in a crawlspace needs a check for moisture first. We look at both on the first visit.

For additions and rebuilds, the City of Richmond sets flood construction levels that decide how high new living space must sit. Interior renovations inside the existing house are usually not affected, but we confirm with the City for any scope that adds floor area. Permits for structural, plumbing and electrical changes also go through the City of Richmond, and strata approval comes first for townhomes and condos.

Our Process

How a Richmond Renovation Runs

Slab floors, crawlspaces and strata rules are checked before we price, so the quote reflects the real job.

Step 01

Visit and assessment

We measure, check the floor structure, slab or crawlspace, and look at where plumbing can and cannot move.

Step 02

Itemised quote

Line item pricing with finish allowances, plus any concrete or moisture work the layout needs.

Step 03

Permits and approvals

City of Richmond permits where required, and strata approval for townhomes and condos.

Step 04

Construction

Demolition, concrete cutting for any moved drains, rough ins, inspections, then cabinets, tile, floors and finishing.

Step 05

Handover

A final walkthrough, deficiencies corrected, and warranties and manuals handed over.

Cost

Richmond Renovation Costs

In Richmond, moving a sink, toilet or shower on a slab floor means cutting concrete, rerouting the drain and patching the slab, which costs more than the same move over a wood floor. A crawlspace with moisture issues needs to be dealt with before new finishes go in. After that, the size of the kitchen and the finishes you choose set the budget.

Our quotes are itemised with finish allowances, and every change is priced before it is built. These are the items we see moving Richmond budgets most.

  • Moving drains on a concrete slab
  • Crawlspace moisture and ventilation
  • Kitchen size, cabinetry and appliance package
  • Range hood and ventilation upgrades
  • Strata requirements for townhomes and condos
  • Number of bathrooms renovated at once
FAQ

Richmond Renovation Questions

What Richmond homeowners ask us before they start.

Can you move the kitchen sink in a Richmond house on a slab?

Yes. It means cutting the concrete, running a new drain with proper slope and patching the slab. We check the existing drain route first and include the work in the quote.

Do you renovate townhomes and condos in Richmond?

Yes. We renovate kitchens and bathrooms in Richmond strata homes, working within the strata's approval process, hours and insurance requirements.

Do Richmond flood rules affect my renovation?

Interior renovations inside the existing house are usually not affected. Additions and rebuilds must meet the City of Richmond's flood construction level. We confirm with the City for your scope.

Do you work in Steveston and Terra Nova?

Yes. We renovate homes across Richmond, including Steveston, Terra Nova, Seafair, Broadmoor and City Centre.
